Property Spotlight: Parc 1000 Becomes Flourish Park

PPR celebrated the rebranding of Parc 1000 to Flourish Park, marking an exciting new chapter for one of its legacy multifamily assets located in Clarkston, Georgia. The new name reflects the community PPR is building for residents there, and the hands-on asset management approach PPR applies across its multifamily portfolio.

The change was marked by a relaunch event that featured a ribbon cutting with the local Chamber of Commerce, food trucks and giveaways that drew more than 50 residents.

A submarket built for the long term

Flourish Park sits at 1000 Montreal Road, about 20 minutes from downtown Atlanta. It’s the kind of location we favor: an established residential setting with direct access to Atlanta’s employment base, constrained new competitive supply and a resident profile that values space and stability over downtown density.

The surrounding market backs that up. The Atlanta region added more than 64,000 residents between 2024 and 2025, pushing its population past 5.2 million, according to the Atlanta Regional Commission. Education and health services, the metro’s fastest-growing major employment sector, grew 5.3% year-over-year as of June 2025, per the U.S. Bureau of Labor Statistics, growth that’s especially relevant here given Flourish Park’s proximity to major healthcare and research employers, including Emory University, the CDC and Children’s Healthcare of Atlanta. Georgia State University’s Perimeter College and the Clarkston Library add a steady base of students and lifelong learners, while Publix, Sam’s Club and Patel Brothers cover everyday needs.

What makes Flourish Park stand out

As part of our value-add strategy, select units have been renovated with modern cabinetry and updated finishes, part of a broader plan to improve the resident experience and strengthen the asset’s performance over time. Units range from roughly 900 to 1,600 square feet, with up to two and a half bathrooms and, in some, a den or a wood-burning fireplace.

The broader community improvements included mature landscaping, expanded grilling and picnic areas, ample parking, and a pet-friendly policy, along with proximity to Mason Mill Park and Pine Lake Beach.

That work doesn’t stop at acquisition. Our property management parters at RADCO manage Flourish Park’s day-to-day operations on the ground, while PPR’s surveillance team tracks the asset’s performance against underwriting throughout the hold, flagging where renovation dollars are moving the needle and where the plan needs to adjust.

The bottom line

Flourish Park shows what active management looks like in practice. Acutely identified reinvestment opportunities in submarkets with real staying power reflects the same discipline PPR brings to every asset in our portfolio. For investors, that discipline is the point. Value isn’t only sourced at acquisition; it’s built and protected for as long as PPR holds the asset.
