PPR Capital Management Launches the Keystone Housing Growth Fund, a Dedicated Build-to-Rent (BTR) Investment Vehicle  

Dedicated single-strategy vehicle supports incremental housing supply while sharing upside with accredited investors across high-growth U.S. markets

Wayne, PA – July 15, 2026 – PPR Capital Management today announced the launch of the PPR Keystone Housing Growth Fund, a dedicated single-strategy fund focused exclusively on build-to-rent (BTR) residential communities.

BTR communities are purpose-built neighborhoods of single-family homes or townhomes designed and constructed specifically for renters, rather than for sale to individual homeowners. Residents get the space, privacy and yard of a single-family home, with the convenience of professional property management, offering an alternative to both traditional apartment living and homeownership.

The Fund acquires BTR communities at or near certificate of occupancy, entering after development and construction risk has already been absorbed by the sponsor. That entry point reduces investor risk as the Fund focus on leasing execution and stabilization rather than development risk, at a moment when nearly 75% of U.S. households cannot afford a median-priced home and the pool of high-income, family-age renters has grown 43% since 2008. Investors in the Fund also benefit from tax-advantaged depreciation, a structural feature of real estate ownership that can help offset passive income supplementing the Fund’s targeted returns.

The Fund is designed to acquire communities that are fully built and in varying stages of lease-up, located across high-growth markets with strong renter demand, with initial planned acquisitions in the Charlotte and Nashville MSAs. These purpose-built townhome communities offer residents a single-family-style living experience, with private yards, attached garages and high-end finishes.
